Planning permission was successfully secured for U+I for a mixed-use development scheme consisting of demolition of the existing industrial buildings and redevelopment of the Forest Works site to provide a residential led mixed-use development containing 337 residential units and 1,750 sq.m (GIA) of commercial floorspace.
This site formed a component part of the substantial Blackhorse Road regeneration area centred around the sustainable transport hub of the Victoria line tube and mainline rail connections and the mini-holland cycle infrastructure network initiative. The U+I site sat at the heart of the regeneration site, requiring detailed partnership and collaboration with a number of neighbouring landowners (including Transport for London and Legal and General) to safeguard the delivery of a seamless masterplan.
